Four questions from a house build

Each one has a page that answers it with your own numbers.

The contractor says ₹22 lakh for 1,000 sq ft. Is that fair?

You get a cost range for your quality tier, split into structure, finishing and services.

Check the cost →
I can't tell if the cement figure on the estimate is padded.

You get thumb-rule bands per sq ft to hold the engineer's quantities against.

Check the order →
A sand truck just pulled up. Is it really one brass?

You get the inside-the-body measurement and the cft to brass sum.

Measure the truck →
The electrician wants a bigger MCB for the AC.

You get the MCB size from the nameplate current, and the wire to match.

Repaint in batches of rooms

Each coat needs about 4 hours before the next, so allow about three working days a batch. A 750 sq ft 2BHK takes 18 to 20 litres.

Cold months

Ask the engineer for the strip dates

IS 456's stripping times assume ordinary Portland cement at 15 °C or above. A slab poured on a cold winter day needs the engineer's own dates.

Hot, dry weather

Cure slabs for at least 10 days

In dry, hot weather IS 456 asks for at least 10 days of wet curing for any cement, and 14 is recommended for blended cement.

Six questions, answered from the guides

Which MCB for a 1.5-ton AC?

Read the outdoor unit's nameplate, not the tonnage. A plate showing 10.5 A maximum needs a 16 A MCB, the next standard size up (6, 10, 16, 20, 25, 32 A).

How do I count a brick load?

Have it stacked 50 long, 10 high and 4 wide as it comes off the truck. That is 2,000 bricks a stack, and you can count stacks by eye.

Full guide →

How old can cement be?

The bag shows its packing week. The best-before is three months after that. Older cement gets retested before use; it isn't thrown away.

Full guide →

Is that sand truck really 1 brass?

Measure the inside length and width of the body and the load depth at six points, before it tips. cft ÷ 100 = brass.

Full guide →

How many litres does my sump hold?

Inside length × inside width × water depth, in metres, × 1,000. Measure the water depth up to the overflow, not to the roof slab.

How many tiles for a 12 × 10 ft room?

In 600 × 600 mm tiles with skirting, 38 tiles, 10 boxes of 4. That includes 10% for a straight lay. Ask for one batch and shade code.

Pick the job

A calculator for one number, or a system for a whole job such as a budget or a material order.

Enter your numbers

Take them from the drawing, the quote or a tape measure. Change the rate if your local one differs.

Get the answer and the working

Quantities, a dated cost range, the formula and the wastage. Print the worksheet and take it to site.

Tip

Bring the engineer's quantities to the calculator, not the other way round. A calculator checks a figure; it doesn't replace the drawing.

Our recommendation

Building from scratch? Start with Plan a house construction budget. It links every calculator you'll need, in the order you'll need them.

Why you can trust it

Every number shows where it came from

Formula and wastage on every calculator

You see the sum, the wastage percentage and each assumption, so you can redo it by hand.

Rates with a month, codes with a clause

Cost rates are ranges dated to the month they were checked. Quantities cite the Indian Standard and clause they come from.

Planning only, and it says so

Structural sizes, steel in members, foundations and approvals always go to a licensed engineer. The systems and guides say so on the page.

Where the numbers come from: BIS Indian Standards (IS 456, IS 1786, IS 269, IS 1077, IS 2470, IS 4082), CPWD Analysis of Rates 2023 and Plinth Area Rates, MNRE's rooftop solar FAQ, the National Building Code 2005, DoLR land-record standards, and makers' datasheets for paint and inverters. FAQ

Common questions

What is NineClip Build?

A free set of calculators, step-by-step systems and site guides for people building or fixing a home in India. It covers cost, cement, steel, bricks, concrete, plaster, tiles, paint, wiring, water tanks, septic tanks and rooftop solar.

Is it free? Do I need to sign up?

It is free and there is no account. The calculators run in your browser, so the sizes and amounts you type stay on your device.

Where do the rates and numbers come from?

Cost rates are ranges with a month on them (the current set is as of Jul 2026) and a named source. Quantities come from CPWD's Analysis of Rates and Indian Standards such as IS 456, IS 1786 and IS 2470, each cited with its clause on the page that uses it. How we source rates.

Can I build from these numbers?

Use them to plan, compare quotes and check deliveries. Structural sizes, steel in members, foundations and approvals always need a licensed engineer. The systems and guides say so on the page.

Do the rates change by city?

Yes. The calculators use a national average for now, and metros usually run 20 to 30% above tier-2 cities. Get three local quotes in the same cost lines before you fix a budget.
