Why this site exists

Anyone building a house in India runs into the same wall: nobody will tell you what it should cost. Contractors quote a number with no working behind it. Search results serve up a "₹1,650 per sq ft" figure with no date, no state, and no idea whether it includes plaster or plumbing. Material prices move 8–12% a year and vary by more than two-to-one between a kiln belt in Bihar and a metro suburb — so an undated national number is not just imprecise, it is useless.

NineClip Build was built to fix exactly that. Every calculator here publishes the formula it uses, every rate carries the month it was checked and the sources it came from, and every answer is a range rather than a falsely precise number. You should be able to reproduce our result by hand — and if you can't, that is a bug we want to hear about.

What we do

• Free calculators that show their work. Formula, assumptions, wastage allowances and a worked example on every page.
• Dated, sourced material rates. Held in one place and rendered onto every page that uses them, so a rate can never be stale in one corner of the site and current in another.
• Honest ranges. We publish the band that the evidence supports and tell you what pushes you to the top or bottom of it.
• Planning guides and city-wise cost data for the questions a calculator alone can't answer.

What we are not

We are not a contractor, a builder, a broker or a materials marketplace. We do not sell cement, take commissions on quotations, or accept payment for a favourable rate. No supplier or brand has any say in the numbers published here — see our Editorial Policy for how that independence is maintained.

We are also not a substitute for a licensed professional. Our estimates are a budgeting and sanity-checking tool. Structural design, soil conditions, approvals and contracts need a qualified structural engineer or architect. Our Disclaimer spells out the limits.

How we work

Three documented processes govern everything on the site:

• How We Source Rates — the source hierarchy, the two-independent-source rule, and the review schedule that keeps dates honest.
• Calculation Methodology — how the formulas are written, why answers come out as ranges, and how wastage is handled.
• Corrections Policy — what happens when we get something wrong, which we will.

By the numbers

Counts are generated at build time from the site's own data — they are never hand-maintained. Current material rates are dated July 2026 and are due for re-verification by October 2026.

Privacy by architecture

Every calculator runs entirely in your browser. The area of your plot, your budget, your material choices — none of it is uploaded, logged or stored, because there is no server to send it to. The site is a set of static files; the arithmetic happens on your own device. Read the Privacy Policy for the detail.
