Quick Answer
A bigha is not one size across India. In West Bengal it is 14,400 sq ft (20 katha of 720 sq ft each). Haryana's pre-settlement bigha is 9,075 sq ft. In Rajasthan it is 17,424 or 27,225 sq ft, depending on which jarib chain surveyed the village. Units that come from the acre are the same everywhere: a cent or decimal is 435.6 sq ft and a gunta or guntha is 1,089 sq ft. Pick the unit as your deed or record states it, and the converter gives sq ft, m², gaj, acre and hectare, plus the land-record form for any of nine states.
Conversion = area in sq ft = area × (sq ft per local unit); then m² = sq ft ÷ 10.7639, gaj = sq ft ÷ 9, acre = sq ft ÷ 43,560, hectare = m² ÷ 10,000
Each local unit is stored as square feet per unit, taken from a government definition (listed under Sources). The mixed form, such as 1 bigha 3 katha 4 chhatak, fills the largest unit first and carries the remainder down.
One bigha, four sizes. The same word covers three times as much land in the largest case as in the smallest. Check the state and, in Rajasthan, which jarib surveyed the village.
Assumptions
1 acre = 43,560 sq ft = 4,840 sq yd, and 1 ft = 0.3048 m exactly, so 1 m² = 10.7639 sq ft and 1 hectare = 2.4711 acres
Cent, decimal, satak and dismil are all 1/100 acre = 435.6 sq ft. The West Bengal registration FAQ rounds this to 436.3 sq ft and to 3 bigha per acre; the exact figure is 3.025 bigha per acre
Gunta and guntha are 1/40 acre = 121 sq yd = 1,089 sq ft. The land-records data standard rounds this to 100 m²; the exact figure is 101.17 m²
Haryana after settlement: 1 karam = 66 inches, 1 sarsai = 1 karam × 1 karam = 30.25 sq ft, 9 sarsai = 1 marla, 20 marla = 1 kanal, 8 kanal = 1 acre
Haryana before settlement: 20 biswa = 1 bigha and 4 bigha 16 biswa = 1 acre, so 1 bigha = 9,075 sq ft. The 57.157-inch karam the record gives for this system agrees to within 0.01%
Rajasthan: 1 bigha = 1 jarib × 1 jarib. With the Shahjahani jarib of 165 ft that is 27,225 sq ft; with the Gantari jarib of 132 ft it is 17,424 sq ft
Left out for now: Assam, because the national land-records standard gives its bigha as 2,880 sq ft while Assam government documents use 14,400 sq ft. Bihar, Uttar Pradesh, Gujarat, Punjab and Telangana are also left out until we have checked a state source for each
West Bengal units, largest first.
Worked Examples
A 3 katha plot in West Bengal
3 katha × 720 sq ft per katha = 2,160 sq ft
2,160 sq ft ÷ 10.7639 = 200.67 m², or 240 sq yd (gaj)
2,160 ÷ 43,560 = 0.0496 acre
In bigha: 2,160 ÷ 14,400 = 0.15 bigha; in decimal: 2,160 ÷ 435.6 = 4.959 decimal
A West Bengal record would write it as 0 bigha 3 katha 0 chhatak

How to Use This Calculator
Read the unit off the document. Use the unit your sale deed, khatian, jamabandi or 7/12 extract actually prints. If it says 2 bigha 5 katha, convert each part and add the square feet, or convert the katha figure alone and add 2 × 14,400.
Pick the state's version. Bigha and katha differ by state, so each option names its state and shows its square-foot size. If your state is not listed, we have not yet checked an official figure for it.
Choose which state's units to see. The second list sets the local units shown in the result. Use it to go from sq ft to bigha or from acre to kanal, or to compare two states.
Check the working. Every step is printed under the result, so you can show a seller or surveyor exactly which definition was used.
Frequently Asked Questions
How many square feet are in a bigha?
It depends on the state. West Bengal: 14,400 sq ft. Haryana pre-settlement records: 9,075 sq ft. Rajasthan: 27,225 sq ft with the 165 ft Shahjahani jarib, or 17,424 sq ft with the 132 ft Gantari jarib. An Assam government project document uses 14,400 sq ft, but the national land-records standard prints 2,880, which is why Assam is not in this converter yet.
How many sq ft is 1 katha in West Bengal?
720 sq ft (66.89 m²). One katha is 16 chhatak of 45 sq ft each, and 20 katha make a bigha of 14,400 sq ft. These figures come from the West Bengal Directorate of Registration and Stamp Revenue's own FAQ.
Is a decimal the same as a cent?
Yes. Both are one hundredth of an acre, or 435.6 sq ft (40.47 m²). Bengal and Jharkhand call it decimal, satak or dismil; the southern states call it cent.
How many square feet is one marla?
272.25 sq ft in Haryana's settled revenue records, because one marla is 9 sarsai and one sarsai is a square of one 5.5 ft karam. Twenty marla make a kanal of 5,445 sq ft.
How big is a gunta or guntha?
1,089 sq ft, or 121 square yards. That is one fortieth of an acre, and the same in Maharashtra, Karnataka and Andhra Pradesh. Land records often call it 100 m², but the exact value is 101.17 m².
Why does the area on my deed not match the converter exactly?
Old documents often round, as the West Bengal FAQ itself does with 3 bigha to the acre (the exact figure is 3.025). A local measure may also differ from the statewide one in some districts. For a purchase, go by the area on the current record of rights and a fresh survey, not by any converter.

The converter uses statewide definitions. Some districts use a local bigha or marla that differs; the local land records office can tell you which one applies
It converts an area you already know. It does not measure a plot from its sides or check a survey map
