For a straight lay, buy 10% more tile area than you measure — the common trade allowance for cuts and breakage on a domestic job (diagonal or pattern lays need ~15%). A 12 × 10 ft room with 4-inch skirting works out to ~135 sq ft of coverage, which is 38 tiles of 2 × 2 ft — order about 149 sq ft. At ₹80/sq ft, a mainstream vitrified rate, that is ₹11,920 in tiles. Remember the tile is only part of the floor: on the CPWD's own 2023 schedule for supplying and laying a cheap ceramic tile, the tile itself is 18.7% of the item. The Formula
Tiles = (floor area + skirting area) ÷ area of one tile, + 10% wastage, rounded up
Tile shops sell by the box but bill by area, so the result shows both the tile count and the sq ft to order. The 10% wastage is the published straight-lay allowance; edge cuts at two walls of every room make some waste geometrically unavoidable.
Assumptions & Wastage
- Straight (grid) lay with the published 10% wastage — diagonal, herringbone or heavy-pattern lays need ~15%. CPWD allows only 2.5% on its own tiling items, but that is a bulk government contract that reuses offcuts across a large floor; a homeowner tiling one room cannot. Geometric edge-cut waste for the room sizes here runs 0–6.7%, and breakage plus non-reusable factory-edge offcuts plus a few attic-stock spares put an honest domestic straight-lay allowance near 10% — which is why this page keeps 10% over CPWD's 2.5%
- The cost line is the tiles and nothing else. Adhesive or cement-mortar bed, grout, skirting fixing and laying labour are excluded, and they are not a small share: on CPWD's 2023 Delhi schedule the non-tile content of a supply-and-lay item runs ₹70–84/sq ft at a government contractor's fully-loaded rate, against ₹19/sq ft for the cheap ceramic tile in it. We researched a homeowner-scale laying rate and could not source one, so we publish the government figure labelled as what it is rather than a private-market band we would be inventing
- Price is your input, not our average, so the cost is exact arithmetic on the rate you were quoted. The published band beneath the form tells you whether that rate is ordinary for the class
- Skirting is 4 inches high along the full wall perimeter; the door gap is ignored, which leaves a small cutting cushion
- Nominal sizes: '16 × 16 in' tiles are the ≈400 × 400 mm format; grout gaps are not deducted (they are negligible at room scale and add safety margin)
- Rooms are treated as rectangles — split an L-shaped room into two rectangles and add the results

- Floor: 12 × 10 ft = 120 sq ft
- Skirting: perimeter 44 ft × 4 in = 14.7 sq ft → total 134.7 sq ft
- Tiles: 134.7 ÷ 4 sq ft per tile = 33.7 tiles
- +10% wastage → 38 tiles; order 149 sq ft
- Tile cost: 149 sq ft × ₹80/sq ft = ₹11,920 — tiles only, at a mainstream 2 × 2 rate
20 × 15 ft living hall, 2 × 4 ft large-format, no skirting
- Floor: 20 × 15 ft = 300 sq ft
- Tiles: 300 ÷ 8 sq ft per tile = 37.5 tiles
- +10% wastage → 42 tiles; order 330 sq ft
- Tile cost: 330 sq ft × ₹120/sq ft = ₹39,600 — large formats sit higher in the band because they use more body and reject more in the kiln

Size drives price within a class, on one date and one tax basis: double-charge 600×600 ₹52 → 600×1200 ₹62 → 800×1600 ₹84; glazed vitrified 600×600 ₹53 → 800×800 ₹73 → 1200×1200 ₹157. Do not tell a reader double-charge costs more than glazed vitrified — CPWD prices it below GVT in every matched size while Orientbell's store points the other way, so these bands deliberately do not separate them. ₹60 is a branded-retail floor; unbranded Morbi stock and regional seconds are genuinely cheaper, but the ₹21–35/sq ft figures that dominate search results are ex-works marketplace listings with unstated GST and unstated minimum order quantities, and the specific listings did not reproduce on re-fetch. Stock above ₹230 is real — Orientbell's full catalogue reaches ₹392 — but single-source, so the band stops there. GST 18%, primary-sourced: CBIC Notification 9/2025-Integrated Tax (Rate), in force 22-09-2025, lists HSN 6907 exactly once, at serial 238 of Schedule II, with no value threshold — which refutes the '5% below ₹1,000/m²' claim published on Orientbell's own price guide. Almost all Indian vitrified tile is made in Morbi, Gujarat, so Gujarat, Rajasthan and Maharashtra buyers sit low in each band while South, Northeast and hill states carry real freight. How to Use This Calculator
- Measure the room. Length × width in feet at floor level. For L-shapes, run the calculator once per rectangle and add the tile counts.
- Pick the tile size you liked. Larger formats mean fewer joints and a cleaner look but more waste per cut — the 10% allowance covers a straight lay in either case.
- Keep skirting on. Skirting is cut from the same floor tiles, so leaving the toggle on makes the order self-sufficient. Turn it off if you are using wooden or ready-made skirting.
- Order by area, verify by count. Quote the 'area to order' figure to the shop, then check the boxes delivered actually contain the tile count shown here.
Frequently Asked Questions
How many extra tiles should I buy?
10% over the measured area for a straight lay, ~15% for diagonal or pattern lays — cuts at the room edges and occasional breakage make this unavoidable, and a short order risks the replacement batch not matching in shade. Keep a few leftover tiles stored flat for future repairs.
How many 2 × 2 ft tiles do I need for 100 sq ft?
Each 2 × 2 ft (600 × 600 mm) tile covers 4 sq ft, so 100 sq ft needs 25 tiles plus 10% wastage — 28 tiles. The same area needs 110 tiles of 300 × 300 mm or 14 tiles of 600 × 1200 mm large format.
How many tiles come in a box?
It varies by brand and thickness, but typically: 600 × 600 mm vitrified — 4 tiles (~16 sq ft) per box; 300 × 300 mm ceramic — 9–11 tiles; 600 × 1200 mm — 2 per box. Divide the 'area to order' figure by the sq ft printed on the box to get the box count for your brand.
Does this work for wall tiles too?
Yes — the arithmetic is identical. Enter the wall's width as 'length' and the tiled height as 'width' (bathrooms commonly tile to 7 ft), switch skirting off, and run one wall at a time, deducting large openings by subtracting their area from a wall's total.
Can skirting be cut from floor tiles?
Yes, and it usually is — one 2 ft tile yields six 4-inch skirting strips, so skirting consumes far fewer tiles than its running length suggests. This calculator simply adds the skirting area to the floor area, which slightly over-provides and acts as extra cutting margin.
How much does tiling a room cost in India?
This page prices the tiles and stops there, deliberately. Branded vitrified floor tile runs ₹60–230 per sq ft (Jul 2026) — ₹60–100 for mainstream 600×600 and 600×1200, ₹80–155 for large-format PGVT and double-charge, ₹100–230 for full-body and slabs. Multiply by the 'area to order' figure and you have the tile bill. The laying is the part we will not put a number on. For scale, the CPWD's 2023 Delhi schedule for supplying and laying a 300×300 ceramic tile is ₹101.87 per sq ft all-in, of which the tile is ₹19.05 — <strong>18.7% of the job</strong>. But that is a government contractor's tendered rate, carrying a 21.27% works-contract tax factor, 15% overhead and profit and 1% cess, and we could not source the step from that to what a private tiler charges a homeowner. Whatever your tile costs, getting a written quote for the laying matters more than getting the tile price exactly right.
Is the tile price band on this page what I will pay?
It is a branded-retail band, and the 3.8× spread inside it is product class, not price uncertainty — a plain 600×600 glazed vitrified tile and an 800×2400 full-body slab are different goods. Two cautions. Below ₹60 there is real stock — unbranded Morbi seconds and regional brands — but the ₹21–35/sq ft figures that fill search results are ex-works marketplace listings with unstated GST and unstated minimum orders, and they did not reproduce when we went back to them, so we publish none of them. Above ₹230 is also real; it is single-source, so the band stops. One more thing worth knowing: don't assume double-charge costs more than glazed vitrified. CPWD prices double-charge <em>below</em> glazed vitrified in every matched size, while a manufacturer's own store points the other way — which is why this page's bands do not separate them.
Why is my tiler asking for more than the calculated area?
A diagonal or pattern lay (needs ~15%, not 10%), rooms with many corners or curves, or matching a directional pattern all raise real wastage. If the lay is straight and the room rectangular, the figure on this page is the defensible order quantity — ask what specifically drives the difference.

What this calculator does not model
- The cost shown is tiles only. Adhesive, grout, spacers, bed mortar and laying labour are excluded — and adhesive alone spans ₹5 to ₹79 per sq ft between CPWD's basic rate and a premium branded S1 adhesive at large-format consumption, which is wider than most tile budgets
- Only vitrified floor tile carries a published band here. We researched plain ceramic floor tile and retired it: no Indian manufacturer publishes a ceramic price, the figures circulating online trace to one unbylined guide that repeats a GST rule we can disprove, and every retail band we could construct rested on an invented dealer margin. CPWD's 2023 basic rates for it are ₹18.58–41.81/sq ft ex-GST, ex-carriage, bulk, Delhi — a government trade rate, not a shop price
- GST on tiles is 18% flat under HSN 6907 (CBIC Notification 9/2025, in force 22 Sep 2025). The widely repeated '5% for tiles under ₹1,000 per sq m' rule — which appears on a tile manufacturer's own website — is not in the notification in force
- The vitrified band is visible almost entirely through one manufacturer's store: Kajaria, Somany, H&R Johnson and Nitco publish no prices at all
